Ciao!! We're very proud to welcome you in our new, central apartment at the 2nd floor (44 steps, NO ELEVATOR, no one has an elevator in historic buildings) in a small tipic ancient building dating 1580 in the beating heart of Florentine UNESCO world heritage medieval historic center, a privileged position in the middle of Renaissance story and its operas, a block from Duomo (1 min by walk) and Michelangelo's David (2 mins), all the "MUST" are within 15' walking distance!

After 10 months of complete deeply renovation, finished in November 2025 (please do not consider reviews prior to November 2025), in which we have put ourselves with body and soul, trying to create the ideal home that we would like to find in our travel, we are very proud to welcome you in our stylish, cozy and romantic apartment.
Modern but not cold, simple but functional, of design but not flashy, the concept behind the restoration is "less is more" but the attention to the details is maniacal, nothing is left to chance, from the ambient lighting that highlights the ancient frescos to the one hidden in the headboard, from the headboard made by one heavy piece of plane tree to the floating bed frame made by local blacksmith, from the minimal coat hanger (we haven't traditional wardrobes/drawers because there are no unpainted walls where we can put them) to the stainless steel kitchen top... all custom handmade on our design by local artisans.
During the restructuration we discovered a lot of frescoes and an ancient wc (Latrina) hidden for centuries, they took months of careful restoration but we are very happy with the result, they make the apartment unique and valorize it, we made it to create an experience that can be even a part of your travel, not just an apartment where to sleep at night, like many others, now you can do a full immersion in renaissance history and its operas starting from the apartment, we really hope that you'll be able to appreciate and like them as much as we do!!!!

You'll have an entrance/living with complete kitchen and comfy french sofa bed (only on request), a main room with a stylish original floating king-size bed and a bathroom (no bidet) at your private disposition, both rooms have 2 big windows for a lot of natural sunlight, no balcony or terrace.
A giant 80" smart TV 4K with free Netflix and a powerful Bluetooth speaker for your entertainment.

COMFORT:
NEW great Mitsubishi AC (Italian law allow to use it in the hot season 15May-15Sept), anti-noise windows, new king size mattress (5,90x6,56ft - 180x200cm) and feathers blankets (Provided ONLY in the winter season Oct-May) will guarantee your perfect rest.
In the Florentine summer, the laundry don't provide blanket, we provide a double layer sheet and we can ensure you will not need a blanket and you'll not have cold, just set down the AC to 25°C (77°F) instead 18°C (64°F).
Every new guests, we change linens, pillowcases, towels and bath mat, weekly we also turn the mattress to keep it in shape and change mattress covers and pillow covers.

HEATING:
AS PER ITALIAN LAW, the heating can be switched ON the 1st November and must be switched OFF 15th April, it can't be more than 21°C degree (69,8°F), it is centralized and already setted to the maximum allowed by the law, if the temperature is already 21°C, it switch off automatically and the radiators are cold.
If you want less hot, you can simply turn off the knob on the heaters.

AIR CONDITIONING:
AS PER ITALIAN LAW, it can be switched on from 15th May until 15th September and the temperature can't be LESS than 24°C degree (75,2°F).
A/C have the function to prevent them from being accidentally left on when the guests leave the apartment, each unit have a sensor, after 20 minutes that does not detect anyone in the room, switches off automatically.

KITCHEN:
The kitchen is provided with double induction plate, microwave, washing/drying machine (All in one), dishwasher (We provide HE pods for both), Italian moka coffee machine (We provide the ground coffee), fridge with freezer and all the necessary for cook, for your safe there is NO GAS inside the apartment.
TAP WATER IS POTABLE BUT SMELL OF CHLORINE.

BATHROOM:
New complete bathroom with Xl walk-in shower (shampoo and body soap provided) with a big fix shower plate as shown in the photos, no bidet

BED:
The standard organization is for 2 PERSONS in the king size bed, if you are 3 or 4 persons just SELECT IT WHEN YOU BOOK, so we can provide extra linens and towels and organize the sofa bed in time for your arrival.
If you are 2 guests that want to sleep separately, tell to us WHEN YOU BOOK because we must provide extra linens in time and organize the sofa bed for a little fee for the extra linens and service.
NO EXTRA LINENS WILL BE PROVIDED AND NO SOFA BED WILL BE PREPARED WITHOUT PRIOR SPECIFIC REQUEST.
Each guest in addition to 2 have a cost, linens and towels are included in the price (kids 0-2yo are free, we ask only the fee for the extra linens if they sleep in the sofa bed, kids 2-18yo is considered guests from Airbnb).

DOCUMENTS:
As per Italian and International anti-terrorism law, we must register the data of EACH GUEST, childs of every age included, like hotels, B&B or any other touristic accommodation.
We know, some host don't ask any documents (at its own risk), in other cities they can ask when you check-in, but Florence local police department system requires that we send all of your datas included in the document (passport or DL without hidden) WHEN YOU BOOK.
You can attach (The platform allow to do only after the reservation) a shot of each of your document using the "+" symbol on the bottom left of the Airbnb APP chat, it's safe way and you can delete after we registered.

The apartment can accommodate up to 4 guests, only the Airbnb guests present in the reservation are allowed, NO OTHER GUESTS OR TEMPORARY VISITORS ARE ALLOWED, for security reason, insurance reasons and by the law.
If someone joins at the last moment, it must be absolutely communicated ASAP, we must modify the guest's number and we must have a photo of any document, we must register BEFORE he/she enters.
Please respect this simple rule, we are obliged by the law to register every presence!!!!
We can't accommodate minors under the age of 18 unaccompanied by responsible adults.
The reservation must be made by who physically will stay in the apartment, not on behalf of parents/friends/employee, create an account require few minutes.

COSTS:
Linens, towels, Wi-Fi, heating or AC, tourist tax and all the other utilities are included in the price and no other will be request during your stay.
Linens and towels (provided by a professional laundry) and a professional cleaner (not underpaid) that sanitize every time before your stay are fix costs even for 1 night stay, note that our price will be charged of Airbnb fee (about 15%) and tourist tax (6€/pax/night) that Airbnb collect for Florence district, consider it in the "Value" section if you want to review us.
Law allow us to provide linens and 1 set of towels (1 shower and 1 hand) for each guest until a stay of 7 nights, on prior request, for a fee, we can also supply more.

RULES:
Pets of any kind are NOT allowed, even service dogs (sorry but we are all allergic), it is absolutely FORBIDDEN to smoke even at the window and parties or events are NOT allowed. NO NOISE after 11pm until 8am.
Check-in is possible from 4pm (sometimes early), check-out must be ALWAYS BY 10am (not 10:10), any delay will be charged, we have stringent sanitation rules and we must start to clean at 10am, if you'll need, there are 2 convenient luggage storage just 2 minutes from the apartment, in piazza San Lorenzo 6 or in via Martelli 33 (Red).
Every problem or damage (a stain on the sofa or any other), must communicated WHEN HAPPEN, not at checkout time because we must fix it as soon as possible, thanks
We kindly ask to switch off the lights and any other utilities (phon, TV, water) when you not use it or when you leave the apartment, thank you very much.

SAFETY:
ALL THE APARTMENT IS AT YOUR COMPLETE AND PRIVATE DISPOSITION.

NO ONE WILL ENTER IN APARTMENT DURING YOUR STAY, IF WE HAVE TO COME OR SEND SOMEONE TO THE APARTMENT FOR ANY REASON, IT WILL ALWAYS BE AGREED WITH YOU FIRST, THEN WE RECOMMEND TO DON'T OPEN THE DOOR TO ANYONE, FOR ANY REASON, EVEN IF SAYS HE IS THE OWNER!!!!
DUE TO RECENT FACT HAPPENED IN THE CITY, DON'T LET TO ANYONE TO HELP YOU FOR ENTER IN THE BUILDING AND TO CARRY UP THE LUGGAGES, THEY ARE PICKPOCKETS!!!!

There are 4 security cameras in the building stairs, all reported and in common areas.

We provide 1 pair of keys (Building's door and apartment's door).

Lock the door with 2 full counterclockwise key turns, we can't be responsible if someone enters and steals if you don't lock it.

Since the keys are shared by many people for many years, the apartment's door have a security lock with a special key not duplicable without a card (Which we have), are expensive keys, for this reason, loss of the keys involves a charge of 400 Euro because someone must intervene promptly and change the entire lock cylinder, we can't help you from midnigh until 8am, pay very attention then!!

VERY IMPORTANT:
The toilet have a pump that can grind and pump only organic waste and toilet paper, DON'T PUT ANYTHING than toilet paper in the wc (especially long hair, cleaning wipes, absorbents) and liquid in the sinks, there is an apposite basket in the bathroom.

COMMUNICATION:
Since we are AIRBNB commercial partner, we can't accept direct reservations and AIRBNB chat is the only, easiest and faster way to stay in contact with us and for any payment, only here we can reply in few minutes (Usually, consider the time zone and/or other issues), is most important that you install it in your smartphone, log in and TURN ON NOTIFICATIONS for a best communication, it's very easy and completely free, thanks.
Due to a bad review about our communication, we want clarify that we are not stalker, we want to organize as best as possible your stay, so if we send a message that finish with a question mark (?) probably is a question about your arrival hour or if you have access to the self check-in instructions and we wait for a reply, if you don't reply, we send another message 1 day after asking "have you received our message?" because we want to make sure YOU have access to the self check-in instructions so that YOU can easily access the apartment.
Also we send another message the evening before your check-out (to better organize the cleaner's timetable, asking if you have planned to leave the apartment before the regular check-out hour which is at 10am), obviously, for stays of 1 night, they will be in a short time, don't scary, just few questions ;-)

SERVICES:
Although the platform is called Airbnb, most of the listings present (including ours) have nothing to do with Bed & Breakfast, THE ITALIAN LAW, for this type of rental (Tourist Rental, as if it were a normal long time rental) FORBID the provision of any type of service during the guest's stay, (for ex. breakfast, change of sheets, daily cleaning, daily new towels, welcome kit, etc...), we can't even leave you a bottle of water, it is considered "service", it is not our whim, it is the law, we are not an hotel or a bed and breakfast, only they can do it.

CHECK-IN;
We'll try to do our best for welcome you in person but we have 2 little childs so between the school, sports, homework....is very difficult, so probably we'll organize for your self check-in, is a very simple procedure and AIRBNB MAKES available with you all the instructions 48 hours before your arrival.

PARKING:
The historic center is 90% pedestrian area and WE ARE IN THE LIMITED TRAFFIC ZONE, you don't need car to move in Florence, ONLY resident people can freely enter and freely park in the historic center.
In case you'll come by car, you can enter and park it ONLY in a private parking, we have an agreement (Only for small and medium cars) for 36€/24h with a private parking just behind the street corner (Park2Go, via Ricasoli 18, just 90ft-30mt from us), booking is mandatory through their website by selecting "small car".
To get there you will enter in the Limited Traffic Zone (Ita. Zona Traffico Limitato, ZTL) passing under one of the telematic gate with red/green lighting (red from 7:30am to 8pm, green from 8pm to 7:30am), when you'll be at the parking just say that you are guests of "Attico Pucci", they will take care of downloading your license plate from the municipal website (for 1€) so as not to get you any fine, they will issue you a note which certifies your regularity and which you must keep.
NOTE: We are not the owner of the parking, we don't know the availability of the place and we can't reserve for you, for any questions, please contact they searching "Park2Go Firenze"

LUGGAGE STORAGE:
We are very sorry but, due to the stringent sanitation rules and insurance rules, we can't hold your luggage before check-in (4pm) or after check-out (10am), fortunately there are 2 convenient luggage storage just few steps from the apartment, at Parking Bag in Piazza San Lorenzo 6 or at Tourist Point in Via Martelli 33 (red number), both have a cost of 6€/bag/day.

Someone trust that 4 stars is a good review, NOT for Airbnb rating, 5 stars is like to say "all ok, as described", 4 stars is like to say that something was not as described, so if there is any problem (the empty soap dispenser, a stain on the towel or other, can happen) have no sense to write it in the review once you'll be back at home, we want fix the problems while you are here, JUST LET US KNOW AS SOON AS POSSIBLE, we'll reply promptly and we'll do our best for fix it ASAP
